Conclusion of contract
With your booking, which you can make to us verbally, in writing, by telephone, by fax, via the Internet or by email, you are offering us, the Almdorf Vorderbrand, a binding contract. Through our written booking confirmation, we accept your order and the contract is concluded. The holiday home is rented to you exclusively for holiday purposes for the specified contract period.
All holiday homes are only rented for a minimum stay of 6 nights. The maximum number of people stated in the rental agreement may not be exceeded. When booking, we can request a deposit of 30% of the total amount, which must be transferred within one week of booking. For bookings made within 21 days before the start of the trip, the travel price must be paid in full
Rental price and additional costs
The agreed rental price includes the following additional costs:
- Heating
- Water
Rental price and additional occupancy
The rental price refers to the number of beds available in the bedrooms. In the event of additional occupancy due to the use of the pull-out beds (+ laundry package) in the living rooms, the rental price increases as follows: for children aged 0-5 years free. Children aged 6-16 are charged 30 euros per person. Adults aged 17 and over are charged 60 euros per person. Laundry package Linen package with the use of the existing bed linen, towels, bath towels, bathrobes and tea towels are included in the weekly price. Towels, bath towels, bathrobes and tea towels are changed weekly. We charge a flat rate of €15 per person for laundry packages with shorter intervals. The beds are covered. You can get the rest of the laundry package from us at reception.
Final cleaning
We charge a flat rate of €100 for the final cleaning. For stays of 10 or more nights, the final cleaning is included in the overnight price.
Tourist tax
The local tourist tax is due when you hand over your holiday home and hand over the spa cards. This fee is not included in the rental price and is charged extra:
- Per person (6 to 16 years) €1.55 per night
- Per person (from 17 years) €3.10 per night
Pay
Your payment, less the deposit, will be made by bank transfer no later than 14 days before the start of your holiday.
Arrival/departure
We will make the holiday home available to you on the day of arrival from 3:00 p.m. in the contractual condition. On the day of departure, hand over your holiday home by 9:30 a.m. at the latest. Before handing over, carry out the following tasks in particular: washing the dishes and emptying the wastebaskets and rubbish bins. Glass bottles must be disposed of yourself.
Cancellation by the guest
You can withdraw from the rental agreement before the start of the rental period by giving us a written notice. In principle, your obligation to pay the accommodation price remains if you withdraw from the booking or do not use the booked service. As part of our normal business operations, we endeavor to reoccupy the holiday home. In the event of a different occupancy, we will charge this to you. In the event of early departure or non-use of the contractual services or late arrival, we will charge the full rental price excluding tourist tax. If you cancel a booking, the following cancellation costs will be charged:
- up to 60 days before arrival: 0%
- 60 days until arrival: 30%
- 14 days until arrival: 50%
- 7 days until arrival or if you don’t arrive: 90%
The stated percentage refers to the full booking price including all additional costs. We recommend that you take out travel insurance
Early termination of the contract
If you terminate the contract prematurely, our claim to the full booking amount remains unaffected. However, as part of our normal business operations, we endeavor to use the contractually agreed but not used service for other purposes.
Right of termination
Both you and we can terminate the contractual relationship without notice and for good cause in accordance with Section 543 of the German Civil Code (BGB) or under the conditions of Section 569 of the German Civil Code (BGB). For us, an important reason exists in particular if the guest uses the room in violation of the contract (significant breach of contract) or ignores the house rules. In the event of a significant breach of contract, we must give you a short deadline to remedy the situation or warn you, unless this is not promising or there are exceptional reasons that justify waiver. In this case, we can demand compensation from you for the expenses incurred up to the termination and the lost profit. An important reason exists for you in particular if we do not grant you the contractual use of the accommodation.
Obligations of the guests
We ask you to treat the apartments as well as the inventory and furnishings with care. You are liable to pay compensation for damage to furnishings, rental rooms or the building as well as the systems belonging to the rental rooms or the building if this was culpably caused by you or your companions or visitors. Any damage occurring in the rental rooms must be reported to us immediately. If consequential damage occurs due to failure to report in a timely manner, you will also be liable to pay compensation for this. Waste, ashes, harmful liquids and the like may not be thrown or poured into sinks and toilets. If blockages occur in the sewer pipes due to non-compliance, you will be responsible for the costs of the repair.
House rule
Driving is prohibited on the entire Almdorf area. A parking space with a roof and a mini garage for sports equipment etc. is reserved for each alpine pasture. The StVO applies to the parking space and the surrounding parking spaces. You are in the middle of a sensitive area that not only serves tourism, but also agriculture and the preservation of the cultural landscape. Odor and noise pollution associated with agricultural activities are not a reason for a rent reduction. The operating instructions and information must be observed for the handling and use of technical equipment, in particular the whirlpool, TV with lifting system, gas grill, fireplace and all electrical appliances. You will be charged the repair costs for defects that can be traced back to incorrect use.
If you lose a key card, all of your key cards must be re-encoded. The cost of a card is €5. Coding costs €15 flat rate. Be considerate of other guests. Disturbing noises such as loud door slamming and activities that annoy the roommates with the resulting noise and disrupt the peace and quiet of the home must be avoided. Please set the volume on radios and televisions to room volume. Night quiet is from 11 p.m. Smoking is not permitted in our apartments. However, smoking is permitted on the balcony or terrace. If you do not observe the smoking ban, we will charge a flat rate fee of €500.
House Rules – Fireworks on New Year’s Eve
Firecrackers, rockets or fireworks are not permitted Light firecrackers near the alpine huts. This is a very sensitive area as there is a lot of wood and straw there. In addition, the surrounding fields are used for agriculture in summer. As a climate-friendly host, we also appeal to your environmental awareness. If you still want to set off your fireworks, please inform yourself in advance at reception or by email where you can do this. Liability We are liable for the accuracy of the description of the holiday home and undertake to properly provide the contractually agreed services throughout the entire rental period. If there are defects in the holiday home, the inventory, etc., please inform us immediately about these defects. Claims due to non-fulfillment of the contractual services (in particular no claims for rent reduction) are otherwise excluded. Before the final cleaning of the holiday home, an apparent inspection takes place. Our liability for material damage is excluded unless it is based on an intentional or grossly negligent breach of duty on our part or one of our vicarious agents or on a negligent breach on our part of essential contractual obligations (so-called cardinal obligations). Furthermore, we are not liable in cases of force majeure, particularly for your property and possessions (e.g. fire, flood, etc.).
Animals
Due to the neighboring agriculture, it is not possible to bring animals, especially dogs. Changes to the contract Subsidiary agreements, changes and additions to the contract as well as all legally relevant declarations must be in writing. Choice of law and place of jurisdiction.
The Laufen district court is responsible for all disputes arising from this contractual relationship. German law applies. For lawsuits on our part against merchants, legal entities under public or private law or persons who do not have a general place of jurisdiction in Germany or who have moved their place of residence or usual place of residence abroad after conclusion of the contract or whose place of residence or usual place of residence is not known at the time the lawsuit is filed our place of residence is agreed as the exclusive place of jurisdiction.
